A seven-storey mixed-use building proposed for a narrow infill site in downtown Winnipeg, Bond Redux, by local firm 5468796 Architecture, is as much a policy argument as it is a building. The project pairs market-rate and refugee housing with community and office space, stitching together a gap between two of the city’s cultural districts. Its mass timber structure forgoes costly CLT and glulam in favour of nail-laminated timber — built-up dimensional lumber assembled by carpenters using simple steel connectors — making low-carbon construction viable for Prairie conditions. A single-exit stair, approved under a national CMHC pilot, recovers floor area typically lost to code compliance on constrained sites.
